Currently the asking price is for a whopping 4.9 million. I think that is a little high because as I fasted and prayed to God for guidance and I was breaking my fast cooking a tortilla, a message from God appeared on the tortilla, like on a post it note saying, "The 4.9 million was too damn high." Now you can argue with me, but you can't argue with God, or his tortilla post it note, and he does communicate in mysterious ways, this time through the cooking of a tortilla. Praise be his name.............I will now give the pros and cons for the purchase of this property. Let's start with the Pro's1.When the property first opened at the end of 2018 it got some pretty good reviews They even compared this place to a very popular and similar style property in Ocean City, Maryland called Seacrets. One reviewer claimed Tiki Lee's was even better because the people who go to Seacrets are very douchey
2. Tiki Lee's is the largest dock side bar in the state of Maryland.
3.It is located near a huge city (Baltimore) so the property has an abundance of potential customers who can support the business.
4. The restaurant hired bands like Kitty Back Band and Amish Outlaws , had an air show
, a Fishing Contest , Boat Races, stunt cyclist show and of course a bikini contest with large cash and prizes as shown here Prize Money
Tiki Lee supported pet adoptions.
Now the cons:
1. The quality of the food and drink as well as the service went downhill. (Read the yelp and Trip Advisor reviews.)
2. The newspaper published reports of violence (bar fights) that required police intervention although the property had private security Article
3. Water quality. The property is located in an industrial area on Back River which is one of the most polluted in the State of Maryland. I saw video clip of people swimming at the property and the color of the water is "Poop colored" I would be hesitant to swim or fish there. Back River
Recommendations:
1. The new owners should rename the property, "Blaze Starr's Babylon Beach Tiki Bar." A bawdy and iconic, historical, and legendary burlesque dancer and citizen of Baltimore, who was known as "Queen of the Block" and her scandalous affair with Louisiana Governor Earl Long. If you can't use her name due to copyright just call it the Babylon Beach Tiki Bar.
2. Have proper security with cameras and security personnel.
3. Take an environmental approach to the property and offer discounts to those working for Blue water Baltimore and Back River Restoration Committee as well as volunteering for fund raisers and trash clean-up.
4. Make the property a desirable place to work with a pay system like the restaurant Katcha which states: "Service is part of the deal. We are proud to replace tipping with a 22% service fee in order to provide a base wage of $25.00 an hour and free health care for all employees." This is a successful program because Katcha has been open for 12 years and still going strong.
5. If the water quality improves on the river then invest in River Zorbing.
